Here's what we found out:

A dental practice currently operating in Malden is expected to relocate to a newly constructed office in Melrose in 2014, according to Melrose City Planner Denise Gaffey.

Shieh Dental Healthcare, which is located at 45 Pleasant St. in Malden, will be relocating to 44-48 Grove St. in Melrose, according to Gaffey. 

The Melrose building, which is currently under construction, will have a footprint of 2,570 square feet and a total square footage of about 5,200 square feet, according to Gaffey. According to the general contractor, the anticipated opening in Melrose is March 2014, she added.

The city of Melrose approved a two-story medical office on Aug. 27, 2012, according to Gaffey. 

Shieh will operate on the first floor of the building, while the second floor will be available for leasing starting in October, according to LoopNet, a commercial real estate website. Approximately 1,600 square feet will be available for leasing at $20 per square foot annually, the site adds.

"...Second floor will have its primary access on Main Street, with dedicated elevator servicing the space. Floor plan is flexible at this point except for bathrooms, stairwells and elevator location," reads the site. "Ideal tenant will benefit from the medical use, Main Street location and elevated access to the space. Owner will consider participating in the interior buildout of the space on a case-by-case basis. (Five-year) lease is preferred."

The property is located at the corner of Main and Grove Streets in downtown Melrose. There are multiple public transportation options in the area, including a MBTA bus stop in front of the property, Wyoming Commuter Rail Station about 500 feet away and Oak Grove Station less than 1 1/2 miles down Main Street, according to the site. 

The property also abuts a municipal parking lot, the site adds.

Shieh Dental currently has two dentists, Peter and Shihchi Shieh, and offers several services, including routine dental care, basic restorative, dental implants, dentures and wisdom teeth extractions, according to the Shieh Dental website. The office also has fluent speakers in English, Spanish, Portuguese and Hindi, the site adds.
