Melrose Home Sales Down Slightly in 2012

While Melrose home sales in December 2012 were up over the same time period in 2011, total home sales were down slightly in 2012 compared to the previous year, according to data released by The Warren Group.

Condominium sales in Melrose saw a 3.7 percent increase in 2012 compared to 2011. However, the sale of single-family homes in Melrose decreased by 3.38 percent in 2012 compared to the previous year.  As for December 2012, Melrose condo sales saw a spike of 250 percent compared to 2011. While completed foreclosures in Massachusetts declined again in November, foreclosure activity in Melrose was down in November compared to 2011, according to a Warren Group press statement.

While completed foreclosures in Massachusetts declined again in November, foreclosure activity in Melrose was down in November compared to 2011, according to a Warren Group press statement. There was one foreclosure deed, which represent completed foreclosures, recorded in Melrose during November, while there was one in November 2011. Statewide, 295 foreclosure deeds were recorded in November, a near 60 percent decrease from 731 deeds in the same month during 2011 and marking the sixth straight month of year-over-year declines.  Year-to-date foreclosure deeds have increased in Melrose, with 16 recorded through the first 11 months of 2012, compared to 12 during the same time period the year before. Melrose Home Sales Jump Up in November

The city saw a 30 percent year-over-year increase in single-family home sales, almost matching the statewide average, which was the largest year-over-year percentage increase this year.

Melrose and Massachusetts as a whole saw a big year-over-year increase in home sales in November, which marked the largest year-over-year increase in 2012, according to the latest figures from The Warren Group. In Melrose, 26 single-family homes were sold in 2012, a 30 percent increase over the 20 sold in November 2011. Statewide home sales in November were up 38 percent in 2012 from a year ago and The Warren Group stated that it was the best November for sales since 2005. Year-to-date, 213 single-family homes have sold in Melrose, a 5.33 percent decrease compared to the 225 sold during the same time period in 2011. Statewide sales are up 22 percent compared to 2011. Foreclosures in Melrose increased slightly in July compared to last year, as there have been more foreclosures year-to-date in 2012, according to a press statement by Boston-based real estate publisher The Warren Group.

There were four foreclosure petitions filed for Melrose properties in July compared to two in July 2011, according to the statement. Year-to-date, there have been 29 foreclosures in Melrose, up from 14 through July of 2011, according to the statement. The numbers in Melrose are comparable to state averages. Foreclosures were down 17 percent—from 1,441 to 1,198—in July 2012 compared to July 2011, according to the statement. Melrose Home Sales Plummet While State Soars

Both single-family home sales and condo sales in Melrose dropped year-over-year last month, while state sales climbed higher.

While Massachusetts single-family home sales climbed to their highest level in two years in June, Melrose home sales fell year-over-year last month according to the latest figures from The Warren Group. In June, 23 single-family homes sold in Melrose compared to 30 in the same month last year, a 23 percent drop and a reversal in course from May when the city saw a year-over-year increase in home sales. Melrose Foreclosures Continue to Outpace Last Year

While the number of advertised foreclosure auctions in the city fells in June compared to last year, petitions and deeds both slightly increased year-over-year.

While statewide foreclosure activity somewhat abated in June and advertised foreclosure auctions in Melrose fell compared to last year, foreclosure activity in the city continued last month to outpace 2011, according to the latest figures from The Warren Group. There were four foreclosure petitions filed against Melrose properties last month, the same number of petitions filed in May. There were three petitions, which represent the first step in the foreclosure process, filed in June 2011. Statewide foreclosure petitions fell to their lowest level so far this year, with  1,254 petitions recorded in June, a 29.5 percent decrease from May. Year-over-year foreclosure petitions, however, rose almost 27 percent in June, from 990 in June 2011. …

Melrose's year-to-date sales still lag behind the state, and median sale prices continue to drop compared to last year.

Melrose saw a year-over-year increase in home sales in a May, a month that recorded the highest level of home sales across Massachusetts in nearly two years, according to the latest figures from The Warren Group. Last month, 26 single-family homes sold in Melrose, compared to the 22 sold in May 2011. Statewide, 4,510 single-family homes sold, up from 3,350 the same month a year ago, which The Warren Group said is the highest number of transactions recorded since June 2010 when there were 5,662 sales. May marks the fifth consecutive month that sales volume increased year-over-year. While statewide foreclosure activity rose again in May, Melrose's foreclosure activity stayed the same year-over-year, according to the latest figures from The Warren Group. Last month there were four foreclosure petitions—which represent the first step in the foreclosure process—filed against Melrose properties, the same number of petitions filed in May 2011. Statewide, the number of foreclosure petitions more than doubled year-over-year, rising to 1,724 from 699 in May 2011. Petitions have surpassed the 1,000 mark every month since July. The number of Melrose foreclosure petitions in Melrose so far this year is still far outpacing last year, with 20 filed year-to-date, compared to nine filed in the same time period last year. Melrose Foreclosures, Like Mass., Continue to Rise

The Warren Group cautioned that low foreclosure numbers last year led to an inevitable rise in activity so far in 2012.

Like the rest of Massachusetts, Melrose saw foreclosure activity in 2012 remain at higher levels in April, according to the latest figures from The Warren Group. The Warren Group said in a press release that foreclosure petitions, which mark the first step in the foreclosure process, posted the highest number in nearly two years this past April. Four foreclosure petitions were filed against Melrose properties in April, compared to none in the same month last year. Statewide petitions rose almost 47 percent year-over-year to 1,750 from 1,191 in April 2011. This was the highest level of petitions since September 2010, when there were 2,358 starts, The Warren Group said in the press release. So far in 2012 there have been 16 petitions filed …

While home sales across Massachusetts spiked in April and median home prices reversed a seven-month trend by increasing year-over-year, Melrose home sales and prices continued to stagnate so far in 2012.
