Melrose foreclosure activity in March surpassed its numbers from one year ago as those numbers continued to climb during the first quarter of the year, matching a statewide increase in activity according to the latest figures from The Warren Group. Six foreclosure petitions, the first step in the foreclosure process, were filed against Melrose properties in March, compared to two filed in March 2011. Statewide, lenders filed 1,621 petitions to foreclose in March, a 54.7 percent increase from 1,048 in March 2011. Melrose had a year-over-year increase last month in foreclosure starts, mirroring a statewide jump in foreclosure activity during February, according to the latest figures from The Warren Group. However, given the the slow pace of foreclosure activity a year ago and that last month's numbers compare favorably to years before 2011, The Warren Group CEO Timothy M. Warren Jr. said in a press release that the increase shouldn't be cause for alarm. While foreclosure activity in Melrose is still down in 2011 compared to 2010, according to the latest figures from The Warren Group, November saw a year-over-year increase in activity. There were five foreclosure petitions—the first step in the foreclosure process—filed against Melrose properties in November, compared to three filed in November 2010. Statewide, petitions dropped to 1,015, an 8 percent decline from 1,109 a year earlier. Year-to-date numbers still look better than 2010. Melrose has seen far fewer completed foreclosures through the first four months of the year compared to the same time period last year, a trend mirrored statewide, and the city has also seen fewer foreclosure proceedings start, according to the latest figures from The Warren Group. No foreclosure deeds—which represent completed foreclosures—were filed against Melrose properties in April, compared to two deeds filed in April 2010, and so far this year, there has only been one completed foreclosure in Melrose.
